Clifton Road Mixed Use Project

Employees who live near their work have shorter commutes on local roads and are more likely to walk, bike and take other alternative transportation to work.

To support this concept, Emory is working with guidance from the CCP to develop a new mixed use, residential-retail complex on Clifton Road, across from the Centers for Disease Control and Prevention (CDC). This project is a joint venture between Emory and Cousins Properties Inc.

In addition to living near work, this project supports alternative commuting, neighborhood activity centers and pedestrian-street improvements - all key points of focus for the CCP.


Key Facts About the Mixed Use Project:
  • 50-acre site rezoned which includes:

    • 25 acres of forest, now protected under the new zoning

    • 10 acres of existing development (the Emory Conference Center Hotel and the 1599 building, formerly the American Cancer Society building);

    • 15-acre construction site along Clifton Road that previously included a parking lot and several dozen graduate housing units. The Emory Inn also operates on the site.

  • Between 800 and 900 residential units (condominium units; apartments; and townhouses are planned).

  • 70,000 to 100,000 square feet of new street-level retail space and other amenities will be added.

  • The project will include a reasonably priced housing component that will allow local employees from a range of incomes to purchase and rent housing. Mortgage and other incentive programs will be implemented to assist Emory employees who would otherwise not be able to afford to live near their jobs.

  • Housing will be marketed to employees who work at the large institutional employers along Clifton Road, including Emory University, Emory Healthcare (hospital, clinics research), the CDC, Ben Franklin Academy, Children's Healthcare of Atlanta and Druid Hills High School.

  • Emory's Cliff shuttle will provide frequent service to all residents, visitors and shoppers.


Key Dates for the Mixed Use Project
  • In July 2007, DeKalb County Commissioners approved the rezoning proposal for the mixed use development on Clifton Road.

  • Construction on the first phase of the project is expected to begin the second half of 2008, with completion of that phase approximately 18 months later.

  • Condominiums will be available for purchase Spring, 2009. Pricing and floor plans will be available at that time.


Why this Project is Unique:
  • It will be the first pedestrian community sub district 3 in DeKalb County. The goal of this new zoning classification is to provide a "complete and sustainable mixed use, pedestrian-oriented community" with a focus on providing a center of retail, employment and community identity for existing residential areas.

  • It is part of the pilot program for the U.S. Green Building Council's new "green" building program - LEED Neighborhood-Development.

  • It will incorporate the themes of the CCP's Urban Design Guidelines.

  • An extensive survey (6.5MB) was conducted among local residents, students and local employees by a group named the Clifton Road Mixed Use Development Advisory Committee in order to gauge the types of services that should also be included.
